I get paid the same ways as any other Realtor—with no other fees! I am paid via commission. This is one of the best parts of working with me— you would have hired a Realtor anyway, so you get one with a ton of extra expertise at no extra cost 🙂

I bring a moisture meter with me to showings, and I am a canary myself so can normally tell quickly if the home has a big mold problem. However, the true magic happens during Escrow. I recommend an ERMI, mold dog, and mold inspection so we thoroughly understand what is going on with the home. It is more money upfront, but brings so much knowledge and peace of mind long term.

This depends substantially on what you’re looking for, as well as whether you have a budget for remediation, as well as how sensitive you are. For some clients, we nail it fast (1-2 weeks). For others, we have to kiss a lot of frogs. We go through all of this in our thorough intake meeting.

It depends on how sensitive you are. Many, but not all, of my clients set aside a remediation budget prior to move in. We can move the needle substantially with some targeted remediation prior to move in, if time and budget allow!

There are many factors! We look at whether you feel at home in the community, assess for mold, assess for EMFs, evaluate the outdoor environment, discuss building science and healthy building materials, and more! The highest priorities for a healthy home are different for each and every client.

Yes, they usually do. They are an extremely sensitive test with a ton of variables. They are only one tool we use—if the ERMI is awful, I normally advise that we cancel. However, if it’s low-moderate, we bring in a mold dog and mold inspector and understand what’s truly going on. An ERMI is just one tool in our tool kit and is not the end-all-be-all test whatsoever.

I custom-recommend inspections for each client and each property. Some of my go-to's are a mold dog, mold inspection, EMF inspection, roof inspection, sewer scope, and HVAC inspection. This diligence does get expensive, but the peace of mind is priceless, and the inspections usually have a great ROI as I can negotiate strongly for repairs/credits.
