There are so many factors that go into determining if a home is healthy for a particular client, and it all starts with our thorough intake. That said, here are the main categories that we are considering when figuring out if a home will be a great space for a client.

There's More to a Healthy Home Than You Think.

Most people buying a home are thinking about square footage, school districts, and kitchen finishes. My clients are thinking about something deeper — whether the environment they're about to bring their family into will support their health or quietly undermine it. The factors that determine whether a home is truly healthy are more nuanced than most people realize, and they go well beyond what shows up in a standard home inspection.

Through our intake process, I get to know your specific sensitivities, your health history, and what you need from your home environment. From there, every showing, every inspection, and every decision we make together is filtered through that lens. Here are the main categories I evaluate when determining whether a home will be a great fit for a client.

What We're Actually Looking For.

Every home search starts with your story — your health history, your sensitivities, and what you need from your environment. These are the categories I evaluate on every property, filtered through everything I've learned about you.

Community

Do you have a support system close by? Are there nearby schools you are interested in? Can you see yourself integrating well within the community? How's your commute? Does the area feel nourishing to you?

Outdoor Environment

Is the home near an airport (as that can affect EMF levels and air quality)? Is the home near a golf course or farming (they use pesticides frequently)? Is the home near a cell tower or electrical substation (as those have EMF concerns)? Is the home close to a major highway or thoroughfare (as those can have air quality concerns)? Is the home at higher altitude (as some of my clients are sensitive to altitude)?

Mold

Many of my clients have a sensitivity to mold. We discuss your particular sensitivities, and whether you have an appetite for a house that needs some remediation or if you need a house with a very low mold burden right out of the gate. We screen for mold in multiple ways, realizing that no one test or inspection will give us every answer.

EMFs

I bring an EMF reader with me to all showings, and recommend a professional EMF inspection during Escrow. Research is growing on the harms of a high EMF burden on the human body.

Building Science/Durability

Was the home fundamentally built correctly? Will this be a home that holds up well for many years to come? Does it have apparent building defects that need more evaluation?

Non-toxic Materials

I coach clients on what materials enhance health. When possible, always choose natural materials. For example, I choose grass over turf, mineral paint over acrylic paint, tile or wood floors over LVP or carpet, stone countertops over quartz, soft gentle lighting over harsh LEDS, etc, wool or cotton furniture over polyester. These finish choices make a HUGE difference in the way that our body interacts with our home!

No home is perfect, and perfect is not the goal. The goal is a healthy, nourishing home for your family, and that will look different for everyone. I do not subscribe to fear-based all or nothing mentality! We can and WILL find a home you will do great in.

I bring tools with me to every showing — a moisture meter, an EMF reader, and years of trained observation. I can often tell within minutes of walking into a home whether it's worth pursuing further. The deeper testing happens during Escrow, where we bring in specialty inspectors for mold, EMF, air quality, and anything else that warrants a closer look based on what I saw during showings.

Not at all. Newer homes have fewer decades of potential issues, but older homes can be wonderfully healthy if they were well-built and well-maintained. Some of my favorite healthy home finds have been older properties with natural materials — real wood floors, plaster walls, solid construction — that newer homes simply don't replicate. Age is one factor, not the whole picture.

The materials inside your home off-gas chemicals and interact with your body constantly — flooring, paint, countertops, furniture, lighting. Synthetic materials like LVP flooring, acrylic paint, quartz countertops, and polyester furniture can all contribute to a higher chemical burden in your living environment. I coach clients on what to look for and what to prioritize when making finish choices, both in homes they're buying and in renovations they're planning.

Yes — but it requires being strategic. We work together during our intake to understand your non-negotiables, your sensitivities, and your appetite for remediation or renovation. A healthy home doesn't have to be perfect from day one — it has to be the right starting point for your family, with a clear picture of what you're working with and a plan for making it better.
