The Secret Sauce--The Diligence Period

The diligence period (also know as the inspection contingency) during Escrow is where the magic happens!

Most of my buyers select between 3-6 inspection to do during a diligence period, custom tailored to the home and their specific needs.  

Some common inspections that we consider are mold, general home inspection, roof, HVAC, chimney, sewer/septic, and EMF.  There are SO many more than these, too!  I work with clients to make a list that they feel great about. 

When doing this much diligence, it is not reasonable to assume that all of these inspections will come back perfect.  In fact....they won't!  Most of the inspections will turn up something non-optimal.  This is your insight into the condition of the home. 

Of course, if red flags are found, you can normally cancel Escrow during this diligence window.  But if they are yellow flags, it is giving you information into what you might want to fix, upgrade, and request a credit for.  

I find that doing substantial inspections gives a buyer a lot of peace of mind.  You really get an in depth understanding into what you are buying!  This diligence, coupled with carefully reviewing the seller's disclosures, is the best 1-2 punch we can get for finding a healthy home.  

So, lean into the inspection period.  It is there to help us gain insight into what exactly you are buying!  And then, we can make a list of what should be done post-closing to really optimize the home for your health.
