When working with a client, I am going to be selecting homes that I think will work best for their unique family’s health and wellness needs! However, there ARE things that I look for for every single client.
- A Home that is Generally Well Maintained: Is this a home that someone truly loved and cared for? If so, they were much more likely to do timely maintenance and repairs, and keep the systems in good operating order.
- A Simple Roofline: I am looking for rooflines that are very simple, without a lot of peaks and valleys, with minimal penetrations, and ideally without flat roofs or rooftop decks.
- A Home With No Unusual Smells: When I walk in, I want the home to smell neutral/fresh, not musty, stale, or earthy. Any out of the ordinary smell is a yellow flag to investigate further.
- Good grading/drainage away from the home: Does the garage slope towards the property? Is there soil/garden right up next to the foundation? Does the side yard concrete angle towards the house or away from it? What condition are the gutters in? Keeping bulk water AWAY from the property is a must!
- Low EMF: I do a quick screening with my EMF meter that I keep in my purse, to ensure there are no glaring concerns.
If a home passes all of the above, it is a solid candidate to consider! Remember, my clients do a TON of diligence and inspections during Escrow to fully understand the condition of the property. But, the above can give you quick screening tools to rule out non-contenders right out of the gate!
