Cardiff-by-the-Sea is a small coastal community within Encinitas with an almost mythically relaxed atmosphere that surfers, young families, and longtime locals have quietly protected for decades. The lagoon, the beach, the reef breaks, and the walkable stretch of restaurants and shops along San Elijo Avenue create a lifestyle that is genuinely difficult to replicate anywhere else in the county. It's the kind of place where people arrive planning to stay for a few years and realize twenty years later they never had any intention of leaving — and can't imagine why they would.
The coastal environment and predominantly older home stock mean moisture management is always at the top of my checklist in Cardiff. Marine layer, ocean humidity, and the proximity to the lagoon create conditions where water intrusion issues can develop and compound over time in ways that aren't always obvious on a first showing. I bring my moisture meter to every Cardiff property and pay close attention to crawl spaces, window seals, and any evidence of past roof repairs or water damage. Cardiff's natural ventilation and outdoor lifestyle make it one of my personal favorites to recommend — and with thorough due diligence, the right home here is an extraordinary find.
