Both communities offer solid value within the North City market, with single family homes typically ranging from the high $700,000s to over $1.5 million depending on size, neighborhood, and condition. The value relative to coastal communities and premium planned communities further south is meaningful.

Rancho Penasquitos is served by the Poway Unified School District — one of the highest-rated in San Diego County and consistently among the top districts in California. Schools like Westview High School and Canyon View Elementary draw families specifically to the community.
